Whether you’re a small property management company or a large one,  the below 10 categories are the ones I feel are essential for making a splash with potential new residents.

1. Branding

Every community needs a name, logo, and brand colors so it is easily recognizable to current, new, and future residents. Maybe it follows something similar to your corporate branding or is completely unique to the property. No matter what you choose, this is important for brand recognition.

2. Website

Showcasing your community online for the world to see may sound simple, but it’s all about the presentation. Large, professional imagery, clearly laid out information, and a site that’s easy to navigate are all critical features of your community website. Ensure your design showcases everything your community offers while following your branding.

3. Signage

Similar to your online presence, your curb appeal is also important. If located on a main road or busy street, signage will be super important to get the word out about your community. From feather flags to permanent ground signage, pole banners, banners, and more, it’s important to place signage in high-traffic areas around your community so those driving by or touring your community can easily find it.

4. 2D / 3D Floor Plans

Show potential residents what they are paying for. Letting prospects see the homes they are living in is important. 2D floor plans can give them a layout of the space, while 3D plans allow them to see specifics of what can fit in the space and even finishes such as flooring, cabinets, carpet, and more in the home they will be getting.

5. Photography / Videography

Rentals are one of those things people need to see before signing a lease. It is important to have professional photography of the inside of your home and your community’s amenities, exterior, and local surrounding area. It helps paint a picture of the life prospects could live if they moved into your homes.

6. Virtual Staging

Wondering what you can fit in your home is an issue of the past. Virtual staging allows you to add furniture to an unfurnished home or unit. Adding this virtual furniture allows prospects to see themselves in a space even more realistically and takes imagination and guessing out of the equation.

7. Printed Handouts

Once potential residents come and see their future home, you will want to give them something to take with them when they compare their options later. A brochure of community amenities, features, photos, and a flier with any home specials you have going on are essential handouts to provide.

8. Social Media

Once your residents move in, they will need a place they can go to stay up to date with everything happening in your community and the surrounding area, as well as provide their feedback to you! Social media platforms like Facebook and Google Places are perfect. Facebook will allow them to stay updated with community news, local events, and even with other residents. Google Places will help them express their positive move-in experience or voice their concerns. Good rankings on Google can even help your community rank higher in a Google search.

9. Move-in Gifts

Wow your residents when they move in by leaving them a custom gift on their counter or handing it to them when they sign the lease. Items like water bottles, pet bowls, bag dispensers, or cutting boards help showcase your brand and show how much you care about having them live in your community.

10. Digital Marketing

Is your occupancy is lower than you would like? It may be time to run some Google PPC and Facebook remarketing ads to drive more traffic to your website or phone calls to your leasing office.
