This past June, I attended my first NAA (National Apartment Association) Tradeshow in Atlanta, Georgia. While there, I got to meet with so many new people and discuss one of my favorite things: marketing for the multi-family housing industry!

Many marketing-related techniques were discussed with companies at the tradeshow, so I wanted to share my top five marketing tools that all multi-family companies should be utilizing for their communities and corporate brands to take their companies to the next level.

Branding

Good branding is the basis of all things marketing. If you don’t have a solid logo, colors, and brand guide, it will be challenging to design a website, operate social media, or create swag to represent your company. Make sure that once you solidify your logo, you are also establishing rules to go with it.

 Can it be used on a patterned background? What colors can complement the primary color scheme in designs? What are the hex codes of your logo colors so you can utilize them elsewhere?

Find your branding, stick with it, and implement it portfolio-wide to allow potential residents to see consistency and help them identify your communities amongst your competitors.

High-Quality Photography, Matterport Tours & Virtual Staging

If you are still taking photos with your phone or have low-quality images that were taken years ago, it’s time for a refresh with professional images.

When potential residents are looking at homes, they like to be able to picture themselves in the space; the best way to do this is by showing them furnished rooms. Virtual staging is a great way to do this without actually adding any real furniture to your units. High-quality amenity and exterior photos also help to show all you have to offer.

Matterport Tours are another great way to allow your potential residents to take a virtual walk-through of your community’s gym, their potential unit type, or the exterior of the community!

Social Media Reputation Management

Most of the time, the first place a potential resident is going to go to look for a home is Google. They are going to search for apartments in their area, and your Google My Business listing may pop up. Nothing is worse than clicking on a business’s listing where none of the reviews have been responded to, the information is completely outdated, and the Google questions are all unanswered.

Make sure you are maintaining your listing information, so it is concise and accurate, by responding to residents’ reviews and answering any questions that come in. All these things will show that you care about your current residents and will attract others to your community.

Move-In Gifts

Making the right first impression is so important when you meet new people, and why should welcoming your new tenants be any different? Make a lasting impression by providing them with a move-in gift they won’t forget. They will appreciate the thoughtful tumbler, bamboo cutting board, doggie leash, or reusable tote. It’s a small gesture that will make their day better amidst the chaos of moving.

In order for potential residents to find you in this day and age, you have to have a digital presence. The first place to start is with your website. Whether it be a company site that lists all communities owned or a community-level site, this is a must-have.

Listing amenities, prices, floorplans, info about the surrounding area, and more is so important to get potential residents to call and schedule tours. Making sure your website is clear, understandable, and easy to navigate plays a huge part in making your company and communities look appealing.
