When making a purchase big or small the majority of consumers prefer to see what they are buying before committing to a sale or an investment. “Humans are visual beings; we process information based on what we see. Good products always sell themselves and visual representation is key when marketing your product online or within printed collateral.

All of the above holds true within the multi-family space. Like cars, furniture, and clothing; floor plans are marketable items that need to be visually represented to sell. While photography of the units should be included the benefit of having a diagram representing the layout allows the consumer to see the full functionality of the floor plan and helps them to determine if the size and layout are a fit for their needs.

There are numerous ways to depict your floor plans and most of them can be customized to meet your branding requirements. Outlined below are three of the most common types of floor plans:

2D Floor Plans:

These are more of the economy style of floor plans but make no mistake this floor plan type is very versatile. They can be designed in any color scheme and most of them are displayed with room name and dimensions typed out in a font that coincides with your branding. Add special touches by including flooring textures such as tile, wood, and carpet; you can even include 2D furniture to emphasize the space that rooms offer. Keep in mind that while adding furniture is a nice touch you will need to make sure that the furniture does not crowd the space making it appear that the unit is smaller than what it really is.

3D Floor Plans:

This floor plan style is a jaw-dropper. Crafted from blueprints or previously created 2D layouts these floor plans are the most photo-realistic depiction of your units. Rooms are displayed in stunning detail and are all based on photos that you will need to supply. Be sure to include images of flooring, finishes, appliances and furniture style to ensure that the renderings match your apartments as close as possible.

Interactive Floor Plans:

Take your floor plans to the next dimension. Interactive floor plans allow you to click within a room in the 3D floor plan and will zoom you into that room for a POV (Point Of View) experience. Use your directional arrows on your keyboard to navigate through the entire floor plan and zoom out to the 3D rendering at any time. While costly, this floor plan is the ultimate experience for someone interested in renting an apartment.

Deciding on which floor plan style to do should be based on budget, your demographic as well as how they can be implemented within your current marketing initiative. Floor plans should be displayed on your website, 3rd party sites such as Apartments.com as well as on your printed collateral. With the ability to convey more information than reading a list of features and amenities; floor plan renderings are a must have in the multifamily space.
